Active market numbers are reflected in the July report. An increase in volume of listings yet a slight reduction in the Average Number of Days on Market reflects the high activity. The Median Price has been hovering in the $240,000 – $253,000 for the past several months. There were 2,196 active listings in July 2016 compared to 2,117 active listings in June 2016. The average Number of Days on Market existing homes and new construction combined was 33 days, quite remarkable. Below are other key stats:

More homes are hitting the market as we move into spring, although we still haven’t closed the gap on the 2015 figures. There were 1,796 active listings in March 2016, compared to 2,175 active listings in March 2015. Homes in general are not staying on the market long, though, if they are priced competitively. The average Number of Days on Market is 42 for existing homes. (New construction homes average a longer marketing time (101 Number of Days on Market) as many homes are listed while at the framing stage.) Below are other key stats:

Although well within the thick of summer, Ada County Association of Realtors continues to report positive looking numbers for June 2015. In terms of homes sold, June saw a nearly 14% increase in sales when compared to May (1023 versus 901). Available inventory fell slightly to 2.5 months, a continually promising trend for the Boise market. June’s Median price saw little variance from May at $230,000. The biggest change seen in the basic stats from May to June was Number of Days on Market. May logged 49, while June held only 42. Here’s the quick glance at the June statistics:

According to the Ada County Association of Realtors, May 2015 was no exception to the typical pattern of an up-tempo housing market in the summer. In fact, the number of homes sold in May increased to 901 from April’s 803. May logged 2.6 Months of Available Inventory, an additional indicator of the lively market. Median price was reported at $229,000, and the Average number of Days on Market was 49, a very small change from April. Here is a quick look at May 2015’s statistics:

With warmer temperatures come a more active housing market according to April’s statistics. Following the strong three-month trend in increased sales, homes sold jumped from 694 in March to 803 in April. Although there has been a steady decrease in number of days on the market, April saw the largest drop of the year: 65 to 50. Also following expected patterns, the Available Inventory decreased to 2.9 months. Median price saw a fluctuation on the lower end, as the price dropped to $216,200. Recently released statistics for March 2015 show consistency with previous years’ trend of the market picking up pace in the spring. Homes sold jumped from 507 in February to 694 in March (that’s an almost 37% increase!). Further evidence of the increasingly active market is the three-month trend of dropping Available Inventory. March saw a decrease from 3.8 months to 3.1 months. In a year-to-year comparison, the total homes sold Year to Date is up by almost 200 sales from 2014. The outlook for the Boise area housing market continues to look positive based on February’s stats. Homes sold jumped from 425 in January to 507 in February. Additionally, total pending sales increased an impressive 26.8%. While median price and number of days on the market stayed fairly consistent, available inventory dropped to 3.8 months, becoming more favorable to sellers.
