Woodhouse Group ranked 7th in sales in 2014

Normally our office does not pay much attention to valley statistics in terms of real estate agency size or volume. We have often been described as a “boutique brokerage,” as our number of real estate professionals has always hovered around 35-40. So it is quite an accomplishment to be recognized as one of Top 10 offices in Ada County for 2014, coming in ahead of several larger brokerages.

It is the Woodhouse Group’s focus to always put the client’s needs and expectations ahead of our own personal promotion. Inasmuch, our marketing dollars have always been invested in promoting our client’s brand, community or product (home) – instead of our own. Our office does not have a large marketing campaign and our broker’s policy gives each agent the flexibility to invest in areas that we deem beneficial to our client. This simplified approach is obviously working, as our office closed over 320 transactions last year. And while we don’t want to oversell our success stories, we decided that it’s okay to toot our own horn occasionally.

ACAR housing stats for December 2014

There are several statistics to cheer about when reviewing year 2014 in Ada County. First, the median home price increased to $210,000, compared to $198,000 in 2013. Second, December “Pending Sales” were up 4% over December 2013 figures, which is one of the best indicators in looking at the upcoming months. Lastly, total dollar volume for 2014 was $1.91B compared to $1.85B in 2013. We fell a little short in overall number of homes sold: 7,764 homes in 2014 compared to 7,964 in 2013. The 3.5 months of available inventory has been consistent for nearly six months. Overall, most everyone would agree that 2014 was a good year as the market continues to heal in all price points. The increase in the median price points offsets the slight decrease in homes sold. Here is a brief overview of the December Ada County statistics:

  • 597 Homes sold in December 2014
  • $214,000 is the Median Home Price
  • 3.5 months of Available Inventory
  • 66 Days on Market is the Average

ACAR housing stats for November 2014

As we approach year end, there are two statistics emerging, 1) the likelihood that our total number of homes sold will not exceed 2013 numbers, and 2) our YTD dollar volume will exceed that of 2013. Currently, November YTD total sales are at 7,155; while our YTD  dollar volume is at $1.75B. Although it seems that there is a slight decrease in home sales, the price points continue to climb to keep the momentum moving forward. Here is a brief overview of the November Ada County statistics:

  • 528 Homes sold in November 2014
  • $215,319 is the Median Home Price
  • 4 months of Available Inventory
  • 57 Days on Market is the Average

Will Dilmore celebrates 20 years in Boise real estate

When we realized that this month marks the 20th year that Will has been in Boise real estate, it was too irresistible for me to not take a trip down memory lane. Twenty years is a long time in any career, although at times it feels like a blink. And along the way, we’ve had two kids, four dogs and have been fortunate enough to have lived in both Canyon and Ada counties. Like many couples before kids arrive, we were completely enamored with our first dog and included him in Will’s promotional portrait for Century 21 Advantage Realty. His tagline was, aptly, “Working our tail off for you.” 

 
Will’s first transaction was actually selling our own property, an acre in Middleton, where we had originally hoped to build our own home. It sold on Christmas Eve, 1994 – and we felt like it was a gift. Will definitely gained momentum and found that growing up in a construction family and drawing home plans gave him a greater understanding in selling new construction homes. He was a builder representative in a number of neighborhoods across Boise Valley, from Ashford Greens to Harris Ranch and is proud of his 13-year relationship with Tahoe Homes.
 
Now that I’ve been in real estate sales for almost three years, I have a deeper respect for anyone who has made a career in real estate, as it’s a constantly moving and ever-changing line of work. But that is what keeps it interesting, challenging and rewarding all at the same time. We have met some amazing people over the years and have made some great friendships, too – and for that we both are incredibly grateful. Here’s to a bright future ahead!
